In recent years sewage treatment plants have replaced septic tanks. They clean the wastewater to a high standard and the effluent can be discharged either to a soakaway if the ground conditions are suitable, or to a watercourse, as long as you conform with the rules of the Environment Agency.

  • If you have a septic tank that is discharging directly to surface water, such as a river, ditch or stream, then you are failing to comply with the new legislation. You need to urgently replace or upgrade your sewage treatment system if this is the case.
  • If you are selling or buying a property; the vendor must declare if the system in place is compliant and should also be identified in a buyer’s survey

It would also be worth including connections to the public sewer for both foul and surface water as in the past it may not have been practical or economic due to the length and complexity of the run from the property to the public sewer. Over time there may have been expansion of the public sewer network or additional neighbouring connections that can be utilised. This may be a more preferable long-term option if possible.
